One of our relocation clients has very specific needs. As a busy upper level manager for a major retail chain, he travels frequently. Therefore, his time spent at a home is a luxury.  His requirements are quite specific too, including the desires of the majority of our clients - a sense of privacy and a view of Nature As Neighbors

The first step with clients unfamiliar with the area, requires an educational process. We explain the various areas of the County with new construction homes that match their criteria. This particular buyer also needs somewhat close proximity to Portland International Airport, for obvious reasons. 

Needless to say, we spend a lot of time with our clients to get a feel for the right location, and a home style that best suits their needs. A well-planned and appointed kitchen is a must, a large master bedroom with generously size master bathroom is also an important requirement. Vaulted, or high ceilings, with plenty of windows and welcoming views, round out the basics list. The rest is specific to the individual(s). 

Clark County builders, like many around the country, tend to build large, new homes on smaller parcels of land. If they can get 30 homes into a new development, versus 25, it adds to the profit margin. However, we look for the exceptions, new construction homes built on larger lots with the luxury of privacy. The addition of an adjacent green-space, or nature preserve, can greatly enhance the desirability.

WOW! Those are gorgeous homes. Talk about some curb appeal! Because we live in an area that is more of a second home community larger homes tend to have a higher DOM. But views do command a premium!  First words out of just about all clients.... "I want a home with a view!"

Hi Debb & Bernie - We find a similar strong demand for larger lots, privacy and views, and they sell at a premium here as well. But our clients feel that the lifestyle is well worth the extra cost, as I'm sure yours do as well.

Large lots are getting so hard to find in my area. New homes prevail over used homes in most situations.

Debb, your local knowledge serves your clients so well. It's not easy when your clientele doesn't know the area and I know you are always going the extra mile to make sure you show them all their options. There's just nothing quite like new construction, such a joy to be a part of that process.

It is really hard to find a decent lot. I find many buyers care far less about community amenities like pools/open space and more about beautiful lots to enjoy with the family.
