Your point about grandparents and grandkids establishing connection touched me.  Many young people miss the input and the wisdom of that generation and the contribution they have to make.  I think in the long run that is what makes us better humans...nice report as susual.  A

I am hoping that multi-generation families setp up to purchase the McMansions that the Baby Boomers are downsizing out of.  The Millenials don't want all that space!
